| 2026-10-22 05:12:00 | RDK | C01- Complaint | Complete | The Assessor’s records identify the building as having both commercial and residential occupancy. Based on SOCOBD’s review and inspection of the building, the structure appears to have been configured as a three-unit residential building. SOCOBD will continue to evaluate the existing occupancy and configuration; however, the owner has indicated a desire to move forward with construction. Regardless of which occupancy/configuration is ultimately established, the proposed construction will require plans prepared and sealed by a design professional licensed in the State of Colorado, as applicable to their discipline. At a minimum, the submittal should include a code study, life-safety plan, and MEP plans clearly identifying existing systems and components that will remain, those that will be removed, and all proposed new work. During my inspection, I observed numerous locations where water lines and waste lines were missing, including plumbing serving the bathrooms. Electrical wiring and components were also missing. In particular, areas associated with the electrical service had wiring removed or altered without junction boxes or evidence of inspections documenting the existing condition. These conditions will need to be appropriately addressed in the construction documents. Once plan review is complete, I recommend conducting an informational inspection with all applicable disciplines before new construction begins. This would allow the owner, contractor, design professionals, and SOCOBD inspectors to review the existing conditions against the approved plans and establish the best path forward for achieving code compliance. |
